Case Study - remedial works at a Quayside Warehouse

Remedial Works Project:

Remedial works at Quayside Warehouse, East Floate Quay, Wirral following a specialist timber and damp survey in the building.

The Challange:

The survey showed that some of the main beams were affected by fungal decay in the form of wet and dry rot, as a result of blocked gutters which were allowing rainwater to penetrate the fabric of the building.

The Solution:

As the warehouse remained empy for some time, there was evidence of bird foul from pigeons.  Prior to undertaking and timber and damp treatments, the building was cleaned and sealed to prevent the birds from re-entering.

 The beam ends were treated with deep penetrating fungicidal paste and protected using a physical damp proof membrane. They were then strengthened using mild steel flitch plates bolted either side of the existing timber beam and bolted together through the sound section of the timber.

A low pressure damp proof system was also installed. The main challenge to these works being the thickness of the walls, which were in excess of 24inches. Drilling was carried out internally so as not to damage the stone facing on the exterior face of the building.  A transfusion paste was installed into the bed joints at the necessary height.

At completion of the works a 20 year guarantee was issued for the timber and rising damp treatments, providing the client with peace of mind.
