BS 40104 Retrofit assessment for domestic dwellings – Code of Practice
The British Standards Institute (BSI) has made available a draft of the new Standard for survey assessments for the retro-fitting of existing buildings. This British Standard is intended for use by assessors, surveyors, designers, and other professionals of retrofit programmes and therefore will be a go to document for Property Care Association (PCA) members for undertaking a successful risk based retrofit project.
This Code of Practice will supersede PAS 2035:2023 clauses 7.3 and 7.4 for whole dwelling assessments in order to avoid unintentional damage that a retrofit installation undertaken in isolation may cause to other parts of the building. The code include assessment of heritage buildings but is limited in certain areas of structure, fire, electrical and gas safety.
One area which has been introduced is surveyors’ competencies and that an assessor should have the skills, knowledge and experience, as well as appropriate behaviours which is moving towards a more ethical approach to an assessment rather than being prescriptive.
