We hope that you had a wonderful time over the festive period. 2022 already seems to be shaping up to be a busy one for the PCA team...but as always...we are here to support our members throughout this year and beyond. Crossing fingers, we will hopefully get to see many of you in person over the course of the year through our conferences, events and webinars...
Air quality, CO2 monitors and Covid
You may have read that the Government is providing carbon dioxide monitors to all state-funded education settings in an attempt to improve ventilation and air quality. But how can we realistically expect accurate results from those (i.e. the teachers) that are not familiar with this technology, or know how to interpret the results? Ombudsman: "Effective diagnosis is critical"
The PCA welcomes a recently released report from the Housing Ombudsman Service. Your Association welcomes a recently released report from the Housing Ombudsman Service. The report states that addressing damp and mould needs to be a higher priority for landlords and stresses that ‘effective diagnosis is critical’. This is an extremely encouraging assessment and backs up what both our members and your Association has been saying for years! Our concern on this topic led to the development of our Condensation and Mould Diagnostic System (formerly The BMI Technology) and this technology, helped provide part of the evidence which led to the Ombudsman issuing new guidance for landlords on disrepair claims - alongside the publication: ‘Spotlight on Damp and mould - It’s not lifestyle’. Sprayed Foam Insulation - Joint Statement
For those who may have missed this announcement at the end of December, the Property Care Association and the Residential Property Surveyors Association (RPSA) has released a joint statement on sprayed foam insulation in domestic roofs. With confusion amongst surveyors and valuers about how to report on the condition of a roof with sprayed foam applied, and with some lenders refusing to offer loans on affected properties, the joint statement advises surveyors on guidance and the likely circumstances where a roof structure with foam could be given a clean bill of health. New Microwave Moisture Meter
The PCA has purchased a new microwave moisture meter to add to its portfolio of equipment for determining moisture levels in a building. We will update you on how it works, and carry out evaluations and tests in the coming weeks.
